The start of a new year has a way of getting us thinking about what’s next.
Better habits. More time with family. A little more breathing room in life.
And for a lot of folks here in Northern Utah, one quiet goal sits in the background:
“Maybe this is the year we finally buy a home.”
If that’s you, I want you to know something right up front — you don’t need to have everything figured out in January. You just need a starting point.
After helping families buy and sell homes in the Ogden area for more than 35 years, I’ve learned that the people who have the smoothest experience aren’t the ones who rush. They’re the ones who start early, ask good questions, and give themselves time to make solid decisions.
Here’s how I’d encourage you to think about beginning your home‑buying journey this year.

You don’t need a perfect credit score, a huge down payment, or a 10‑year plan mapped out on a spreadsheet.
What does help is getting clear on a few simple things:
What monthly payment feels comfortable for your family
Where you’d like to live (Ogden, North Ogden, Roy, Clearfield, West Haven, Pleasant View, etc.)
What matters most — schools, yard space, commute time, single‑level living, views, or being close to family
This isn’t about boxing yourself in. It’s about giving your search some direction so when the right home comes along, you recognize it.

Our local market has its own personality.
Some neighborhoods move fast. Others are quieter and give buyers a little more breathing room. Certain price ranges stay competitive, while others open up good opportunities if you’re patient.
January and February are a great time to:
Watch what homes are listed for
See how quickly they go under contract
Learn what features actually affect price (and what doesn’t)
You don’t need to tour 20 homes right away. Even keeping an eye online helps you build confidence before you ever step inside one.

This doesn’t lock you into anything. It just gives you real numbers instead of guesses.
You’ll learn:
What price range makes sense
Rough monthly payments
Down payment options
Programs you may qualify for
I’ve seen many buyers relax instantly after this step. Uncertainty is stressful. Clear information usually isn’t.

When buyers start early in the year, something wonderful happens:
They don’t feel rushed.
They can walk away from a home that isn’t right. They can negotiate calmly. They can wait for the one that fits their life instead of forcing something to work.
That steady approach almost always leads to better decisions and fewer regrets later.

Buying a home is exciting — and it can also feel overwhelming at times.
My role has never been to push people into a quick decision. It’s to help them understand the process, protect their interests, and move forward when they feel ready.
If your goal for 2026 is homeownership in the Ogden area, I’m always happy to be a quiet resource — whether that means answering a few questions, sharing what neighborhoods are doing, or simply helping you think through your options.
No pressure. No sales pitch. Just honest guidance from someone who’s been walking these streets and working these markets for a long time.
Big goals don’t usually start with big, dramatic moves.
They start with small, steady steps.
If buying a home is part of your story this year, January is a fine time to turn the first page.
And whenever you’re ready to talk, I’m just a phone call or a cup of coffee away.
